WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever.
ALL that certain plot; piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, Suffolk County, New York, near Peconic,
being a portion of Lots 58 and 59 on "Map of Nassau Farms, situate at
Peconic, Suffolk Co. , N.Y." filed in Suffolk County Clerk's Office
March 28th, 1935 under file No. 11'79 and more particularly bounded and
described as follows: COMMENCING at a point on the Southerly line of
Pine Tree Road, which point lies 60 feet Westerly as measured along the
Southerly line of Pine Tree Road from the Northeasterly corner of Lot 59
on said map; and from said point of beginning RUNNING THENCE along land
of Izzo, South 23 degrees 50 minutes 20 seconds East 200.33 feet to land
of Rothleder; THENCE partly along said land of Rothleder and partly along
land of Dickerson South 64 degrees 12 minutes 10 seconds •West 73.41 feet;
THENCE still along land of Dickerson North 23 degrees 49 minutes 40 seconds
West 200.73 feet to the Southerly side of Pine Tree Road; THENCE along the
Southerly side of Pine Tree Road, North 64 degrees 31 minutes 20 seconds
,t; C.-) East, a distance of 60.0 feet to the point or place of BEGINNING.
Enid M. Rothleder, formerly Enid M. Bollman, is the same person as one
of the grantees in deed dated February 23, 1963, recorded in Liber 5318
'x of deeds, Page 422 and deed dated July 26, 1954 recorded in Liber 3731
of deeds, Page 19. William P. Bollman, III, the other grantee in said
deed and the late husband of the grantor herein, died in Nassau County
on November 7, 1968.

O TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
p and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of

AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
eo any other purpose.
N The word "party" shall be construed as if it read "parties" whenever the sense of this in
so requires.
