ments thereon erected, situate, lying and being at Mattituck Inlet, Mattituck,
in the Town of Southold, County of Suffolk and State of New York, bounded and
described as follows:
BEGINNING at a monument on the Easterly side of Luther's Road distant Northerly
247.36 feet as measured along the Easterly side of Luther's Road from the inter-
seetion of the Northerly side of Naugles Drive with the Easterly side of Luther's
Road, said monument being also where the division line between the Southerly
line of the promisee herein described and the Northerly line of lands now or
formerly of Dawn Estates Inc. (formerly of Yard) intersects the Easterly side of
Luther's Road; running thence along the Easterly side of Luther's Road North
0 degrees 47 minutes East a distance of 381.10 feet to a monument set in an angle
point in the road; thence still along the Easterly side of Luther's Road North
18 degrees 43 minutes West a distance of 60 feet to the Southerly side of land
now or formerly of Mattituck Oil Co. Inc. ; thence along the last mentioned land
North 61 degrees 17 minutes East 75 feet to a point in Mattituck Inlet ; thence
rri through Mattituck Inlet on a tie line oourse and distanos South 33 degrees
C11 46 minutes 40 seconds East 417.47 feet to a point; thence partially through
0" Mattituck Inlet and partially along the Northerly side of land now or formerly

t= West 310.74 feet to a monument on the Easterly side of Luther's Road at the
M point or plaoe or Beginning.

TOGETHER with all the right, title and interest of the party of the first part,
of, in and to the land under the water of Mattituck Inlet lying in front of and
`c adjoining part of said promises on the East, and all other lands adjaoent to said
premises presently owned by the party of the first part, if any.

part, of, in and to Luther's Road adjoining said premises above described.
