I Inc ., situate in Town of 'Southold, Long Island, New York," surveyed
¢ June 28, 1922 by Otto W. Van-Tuyl, ,C.E. & Surveyor, Greenport,
New York, and filed in the Office of the County Clerk of Suffolk
County, New York, August 16, 1922, file No. 156.
TOGETHER with all the right , title '�and interest , if any, of 'the sellers
in and to (i) any and all rights of way, (ii) road rights , (iii) under-
water, low water or high water rights, (iv) riparian rights , (v,) ease
ments, and (vi) any other rights that may affect the premises.
That the parties of the first part are the same grantees in the deed
a dated October 20; 1967, and recorded in the office of the County Clerk
of Suffolk County ,on October 23, 1967 in Liber 6243, page ,136 . -
SUBJECT to the following;
1. Any state of Pacts an accurate survey may show.
2. Covenants , restrictions and easements of record.

:.411 That as part of the consideration for this conveyance. the parties of
the secondparthave simultaneously herewith executed and delivered to
the parties of the first , part a subordinated purchase money mortgage
securing the indebtedness of Twenty-Seven Thousand Five Hundred and
001100 Dollars,` which mortgage is intended to be. recorded simulta-
neously herewith.
n TOGETHER with all right, title and interest, if any,of the party of the first part in and to any streets and
roads abutting the above described premises to the centerlines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first,part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.

k� AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply ,
the same first to the payment of the cost of the improvement before using any part of the total of the same for
-`- any other purpose.
r The word "party" shall be construed as if-it read "parties" whenever the sense of this indenture so requires.
