THIS INDENTURE, made the /7 day of November nineteen hundred and seventy—two
BETWEEN THOMAS P. DOUGHERTY, residing at 5 Pennington Drive
Huntington, New York and, ABRAHAM BENDER, residing at 21 Arista Drive,
Dix Hills, Huntington, New York,
party of the first part, and HENRY J. LOEFFLER, residing at 212 Lido Parkway,
Lindenhurst, New York,

ALL that certain plot, piece or parcel of land, kith the buildings and improvements thereon erected, situate,
lying and being iQK= at Mattituck in the Town of Southold County of
Suffolk and State of New York, in the area of Mattituck known
as Lupton' s Point and more particularly bounded and described
as follows:
PARCEL ONE:
BEGINNING at a monument on the northerly line of a 20 foot right
of way leading easterly from Marratooka Road, said monument being
about 620 feet easterly along said northerly line from the easterly
line of said Marratooka Road and being also at the southwesterly
corner of land now or formerly- of Karn; from said point of begin-
ning running along said northerly line of said 20 foot right of
way, North 73 degrees 28 minutes 50 seconds West 100 feet to other
x lands of the party of the first part herein;
THENCE along said other lands of the party of the first part here-
in North 4 degrees 03 minutes 30 seconds West 129.80 feet to land
-' of Ruland;
THENCE along said land of Ruland, being alongg said northerly line
of a 15 foot right of way North 78 degrees 47 minutes 10 seconds
East 94.35 feet;
THENCE across said 15 foot right of way and along said land of Karn
South 4 degrees 03 minutes 40 seconds East 176,70 feet to the point
of beginning.
TOGETHER with a right of way over said 20 foot right of way from
the southeasterly corner of the premises westerly about 620 feet
to Marratooka Road. Also with a right of way over said 20 foot

SUBJECT to a right of way across the northerly end of the
premises, the northerly boundary of said premises being the
northerly line of said 15 foot right of way.
PARCEL TWO:
BEGINNING at the point of beginning of Parcel One, hereinabove
described, and running along the southerly line of said Parcel
One, being along the northerly line of said 20 foot right of
way, North 73 degrees 28 minutes 50 seconds West 100 feet;
THENCE on the direct extension southerly of the westerly line
of said Parcel One, South 4 degrees 03 minutes 30 seconds East
10.68 feet to the center line of said 20 foot right of way;
THENCE along said center line South 73 degrees 28 minutes 50
seconds East 100 feet;
THENCE on the direct extension southerly of the easterly line
of said Parcel One, North 4 degrees 03 minutes 40 seconds West
10.68 feet to the point of BEGINNING.
SUBJECT to a right of way over said Parcel Two, and rights and
easements of others, in, to and over any and all rights of ways
which lie between the bounds of premises herein.
SUBJECT to survey variations.
BEING the same premises conveyed by Walter C. Grabie to the
party of the first part by Deed dated November 12, 1965 and
recorded November 22, 1965 in Liber 5863 cp 431.
