WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being at Nassau Point on Little Hog' s Neck, Town of
Southold, in the County of Suffolk and State of New York, known and
designated as Lot 14 on a certain map entitled, "Map of Proposed
a Subdivision Section A of Nassau Point Club Properties, Inc . on Nassau
Point , Suffolk County" , surveyed by Wallace H. Halsey, Surveyor,
June 1919, and filed in the office of the Clerk of ,�uffol�County.
CD TOGETHER with all right , title and interest of theparty

part, of in and to the lands under water of Little Peconic Bay,
o abutting said premises.

SUBJECT , however, to an easement over a strip of land extending
fifteen feet wide along said high water mark , which shall form part
of a common roadway for the benefit of all persons owning land on

said Nassau Point, including the grantee herein. ( i
O t y BEING the same premises which were conveyed to the above-named party
of the first part by Mary L. Boehle by deed dated October 24, 1951
and recorded on October 26, 1951 in the County Clerk' s Office of
Suffolk County in Liber 3282 of Conveyances at Page 336.
SAID premises being known as Nassau Point, Cutchogue, Suffolk
Ota County, New York.
Yr TOGETHER with all right, title and interest, if any, of the party Of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
C7 and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of

Z AND the party of the first part covenants that the party of the first part has not done or suffered anything
*; whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
I the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
