WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being 4*bA at Cutchogue, in the Town of Southold, County of Suffolk
and State of New York, bounded and described as follows: _

BEGINNING at a point on the westerly side of New Suffolk Road -
(sometimes called New Suffolk Lane) distant 282. 1 feet northerly
from the point formed by the intersection of said westerly side of i
New Suffolk Road and the northerly side of Cedars Road; and running
thence the following courses and distances: (1) South 800 06' 40"
West along .land now or formerly of Frank H. Case Estate a distance -
of 150. feet; (2)' North 90 53' 20" West, still along land now or =_
formerly of Frank H. Case Estate, a distance of 100 feet to land
CC now or formerly of Ralph Case; (3) North 80° 06' 40" East along _
said land now or formerly of Ralph Case, a distance of 150 feet to
a point in said westerly side of New Suffolk Road, which point,
as measured along said westerly side of said road is 823. 6 feet
' south of a granite monument set in front of land now or formerly
of C.P. Tuthill; (4) South 90 53' 20" East along said westerly
side of New Suffolk Road, a distance of 100 feet to the point or
place of BEGINNING. -
BEING AND INTENDED TO BE the same premises conveyed to Kathryn M.
Rgtve by deed dated March 1, 1963 and recorded in the office of
the Clerk of Suffolk County in Liber 5314 of conveyances at Page 341
relon March 1, 1963.

Q TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and —
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances Was
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO _
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever. —
(M AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
vAND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
