Main Road, Southold, Suffolk County, New York 11971,
party of the first part, and
BENNETT S. ORLOWSKI and HELEN ORLOWSKI, his wife, h)th
residing at New Suffolk Avenue, New Suffolk, New York,
party of the second part,
,may WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration.

BEGINNING at a point marked by a monument on the southwest-
erly side of Stillwater Avenue, which point marks the intersection
s of the southeasterly corner of the premises herein described with the
southerly or southwesterly corner of land of Orlowski and the south-
westerly or westerly corner of land now or formerly of Brush;
Running thence North 54 degrees 08 minutes 40 seconds West,
a distance of 348. 62 feet, more or less , along the southerly or
southwesterly side of Stillwater Avenue to land now or formerly of
Kosciusko;
Running thence along said land of Kosciusko, North 43 degrees
40 minutes 30 seconds West, a distance of 139.32 feet, more or less,
to land of Orlowski;

Running thence along said land of Orlowski, South 31 degrees
25 minutes 30 seconds East, a distance of 357,41 feet to the monument
at the point or place of Beginning.

roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.

AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
o AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
D the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
