BETWEEN EUGENE Ma CARLUCCI add LORETTA T. CARLUCCI, his wife,
both residing at 175 Ketchan Avenue, Amityville, New York 11701,

�! party of the first part, and PAUL W. PYLKO and ANITA PYLKO,- his wife, both
residing at Box 8F, RFD #1, Cutchogue, New York 11935,
party of the second part,
WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
in ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being Akxtrex at Cutchogue, in the Town of Southold, County of
p C= Suffolk and State of New York, bounded and described as follows :
BEGINNING at a monument set on the corner formed by the inter-
section of the southerly line of East Road with the easterly line
of Fleets Neck Road; running thence North 61 degrees 15 minutes
East along the southerly line of East Road, 60.03 feet to land of
Theresa Bollhoefer; thence South 19 degrees 08 minutes East along
the said last mentioned land, 112. 13 feet to land now or formerly
of Lester Combe and Edna Combe, his wife; thence South 74 degrees
- 28 minutes West along said last mentioned land, 59.54 feet to the
easterly line of Fleets Neck Road; thence North 10 degrees 53 min-
utes West along the easterly line of Fleets Neck Road, 61. 99 feet;
and thence North 32 degrees 18 minutes West still along the easterly
line of Fleets Neck Road, 38.01 feet to the point or place of
BEGINNING. -
This conveyance is subject to a mortgage held by the Southold
Savings Bank in the amount of $18,000.00 now reduced to $17 ,010.06 -
(Liber 5537 mp 88) , and the parties of the second part have executed
and acknowledged this instrument for the sole purpose of evidencing
their agreement to assume And pay the unpaid balance of the afore-
said mortgage.
BEING AND INTENDED TO BE the same premises as that conveyed to the
parties of the first part by deed dated 1/14/69 and recorded in the
M Suffolk County Clerk' s Office 1/15/69 in Liber 6489 cp 412.
rn TOGETIiE'R with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances `
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO _
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.

AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said -premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
C_ the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply =
the same first to the payment of the cost of the improvement before using any part of the total of the same for
ui any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires. _
