Running thence north 70 degrees 00 minutes 30 seconds west

the party of the first part by deed dated December 7, 1970 and
recorded in the office of the Clerk of Suffolk County December 17,
1970 in Liber 6857 Page 101.
SUBJECT TO and assuming a first mortgage held by Colonial Federal
Savings & Loan Association of Suffolk County in the present unpaid
balance of $18,179.96 with interest paid to October 30, 1972.
