C / THIS INDENTURE, made the 24th day of November nineteen hundred and Seventy-Two
BETWEEN
MARY ZENESKI, residing at (no number) Bay Avenue,
Cutchogue, New York
party of the first part,and

Massapequa Park, New York 11962
party of the second part,
WITNESSETH,that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being ird ate{ at Cutchogue, in the Town of Southold, County of
Suffolk and State of New York, bounded and described as follows:
t} BEGINNING at a point on the Easterly side of Little Neck Road,
the following two courses and distances from the corner formed by
the intersection of the Easterly side of Little Neck Road and the
Southerly side of Eugene ' s Road; (1) South 00° 5' 50" West 1717.76
feet; (2) South 89° 54' 10" East 150 feet ; said point being the
Northwest corner of the premises herein described and the Northeast
corner of property of Helen B. Andruski ; running thence South 891
54' 10" East along the Southerly side of the proposed 50 foot Right-of-
Way 391.58 feet to the Map of Norwold, Suffolk County File Noy 1275;
thence South 00° 17' 20" East along said map 452.74 feet to land of
Paul Dunhuber; thence North 891 17' 00" West along said land 417.40
feet to other land of Paul Dunhuber; thence North 000 59' 30" East
along other land of Paul Dunhuber 321.15 feet to land of Helen B.
Andruski ; thence along land of Helen B. Andruski, the followintwo
courses and distances: (1) South 89* 50 ' 50" East 17.72 feet;
North 000 06' 00" East 127.12 feet to the Southerly side of the
C proposed 50 foot Right-of-Way, the point or place of beginning.
t TOGETHER with a right-of-way 50 feet in width from the northeast
corner of said premises westerly to Little Neck Road for access between,
Little Neck Road and said premises, and for the installation and main-
tenance of utility lines, mains and equipment; reserving, however, to
" the Seller, her heirs and assigns, the right to dedicate said road to
the Town of Southold for highway purposes.

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and

and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
CN HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of

AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
op AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
N the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
