party of the second part,
WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of the
second part,the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the building and improvements thereon erected,
situate,lying and being in Eka at Cedar Beach, near Southold, Town of Southold, County of Suffol
and State of New York, known and designated as Lot Number 137 on a certain map entitled,
"Subdivision Map of Cedar Beach Park, situated at Bayview, Town of Southold, New York"
filed in the Suffolk County Clerk's Office on 12/20/27 as Map Number 90, said lot being mol
particularly bounded and described as follows:
BEGINNING at a point on the southwesterly side of Cedar Point Drive West said point being
where the division line between lots 136 and 137 on the above mentioned map intersects the
southwesterly side of Cedar Point Drive West;
RUNNING THENCE South 59 degrees 42 minutes 40 seconds East along the southwesterly ;
of Cedar Point Drive West 100 feet to the division line between lots 137 and 138 as shown or
the above mentioned map;
THENCE along said last mentioned division line the following two courses and distahces:
1. South 30 degrees 17 minutes 20 seconds West 142 feet;
2. South 55 degrees 17 minutes 20 seconds West°1120 feet to the West Lake;
THENCE along West Lake, on a tie line course of North 10 degrees 11 minutes 00 seconds
West 75.94 feet to the division line between lots 136 and 137 on the above mentioned trap;
THENCE North 30 degrees 17 minutes 20 seconds East along said last mentioned division lin
193 feet to the southwesterly side of Cedar Point Drive West, the point or place of
BEGINNING.
The grantors herein being the same parties as the grantees and the premises same as described
deed dated April 16, 1982 and recorded April 22, 1982 in Liber J171 Page 366.
Dist. TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
1000 roads abutting the above described premises to the center lines thereof, TOGETHER with the
SeC appurtenances and all the estate and rights of the parry of the first part in and to said premises; TO
HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or

Lot whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the party of
005.00 the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and
will apply the same first to the payment of the cost of the improvement before using any part of the total
of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first
above written.
