BUGEL AND CONCEPCION BUGEL, his wife, both residing at 2605 Deep Hole Drive, Mattituck, County of Suffolk and State of New York party of the first part, and RICHARD WILTON AND JEAN WILTON, his wife, both residing at 24 White Oak Drive, Smithtown, County of Suffolk and State of New York party of the second part, �1 WITNESSETH, t I E , ha t t the party of the first part, in consideration of Ten Dollars and other valuable con- sideration paid by the party of the second part, does hereby grant and release unto the party of the second �. part, the heirs or successors and assigns of the party of the second part forever, ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situ- ate, lying and being botke at Mattituck in the Town of Southold, :County of Suffolk and State of New York bounded and described as follows: BEGINNING at a point on the westerly line of Deep Hole Drive distant 202.71 feet southerly from the corner formed by the intersection of the southerly side of Theresa Drive and the westerly side of Deep Hole Drive, said point of beginning being the southeasterly corner of Lot 1 as shown on "Map of Deep Hole Creek Estates" filed in the Suffolk County Clerk' s Office as Map ^256 and from said point of beginning. RUNNING THENCE southerly, southwesterly and westerly along the westerly, northwesterly and northegly side of Deep Hole Drive the following courses and distances: (1) S. 16 02' 20" W. 69.03 feet; (2) SbFuthwesterly along the are of a circle bearing to the right having a radius of 97.85 feet, a distance of 137.68 feet; (3) N. 83 20' 40" W. 62.00 feet to other land now or formerly of-Robert E. Hiltz; RUNNING THENCE along the last mentioned land N. 060 39' 20" East 150. feet to the southerly line of Lot 2 as shown on aforesaid map; RUNNING THENCE along the southerly line of said Lots 1 and 2 on the aforesaid map S. 83 20' 40" E. 169.80 feet to the westerly side of Deep Hole Drive at the point or place of 'BEGINNING. AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such con- sideration as a trust fund to he applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
