WITNESSETH,that the party of the first part In consideration of Ten Dollars and other valuable consideration t
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that ce.-Wrr plot, piCee ur parcel of land, with the buildings and impprovemeats thereon erected, situate,
lying and being in the Town of Southold, County of Suffolk and State o f

GBEGINNING at a concrete monument set on the easterlyline of
"Old Salt Road" at the northwesterly corner of Lot o. 14, as
shown on a certain map entitled, "Map of Salt Lake Village",
filed in the Suffolk County Clerk's Office as Map No, 1310, said
point of beginning being the southwesterly corner of land of
C.B.S. Marr; running thence along said easterly line of "Old
Salt Road", three courses as follows : (1) North 10 degrees 55 ,
minutes West 60. 53 feet to an iron pipe; thence (2) northerly
on a curve to the left having a radius of 70,0 feet, a distance
along said curve of 43.98 feet to an iron pipe; thence (3) northeasterly
on a curve to the right having a radius of 12.0 feet, a distance
along said curve of 24. 69 feet to an iron pipe set on the southerly
line of Rochelle Place; -hence along said southerly line of Rochelle
Place, North 70 degrees 56 minutes East , 86.20 feet to a concrete
monument; thence along other land of C.B.S. Marr, South 21 degrees
47 minutes East 120,34 feet to a concrete monument set on the northerly
line of said Lot No 14 shown on said "Map of Salt Lake Village",
thence along said northerly line of said Lot No, 14 south 70 degrees
59 minutes West 103 . 70 feet to the point or place of BEGINNING.
SUBJECT to covenants , restrictions and charges heretofore imposed
by prior owners and TOGETHER WITH an easement over Rochelle Place
and Salt Lake Lane and TOGETHER WITH privileges to use the Village
Dock, beach and the roads and paths on the "Mian of Salt Lake Village"
in common with other owners in Salt Lake Village.
TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets and
roads abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said prenliaes; TO HAVE-AND ess
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and wills ly
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party' shall be construed as if it read "parties" whenever the sense of this indenture so requires.
