WITNESSETH, that the party of the first part, in consideration of ten dollars paid by the party of the second
part,does hereby remise,release and quitclaim unto the party of the second part, the heirs or successors and
assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,situate,
lying and being in the
at Laughing Water, near Southold, in Southold Town Suffolk Couty,
Long Island, New York, bounded and described as follows;
BEGINNING at an angle monument in the westerly line of Minnehaha
Boulevard, opposite Opecheee Avenue, thence North 25 degrees 00
minutes West by and along the westerly line of Minnehaha Boulevard
166. 13 feet to a point or place of beginning; thence south 78
degrees 52 minutes West 101.2 feet along the property of Hans Mohr
to a point; thence North 12 degrees 45 minutes West along the
property of Stanton Mott 70 feet to a point; thence North 80
degrees 52 minutes East along property of Cedric H. Wickham 101.5
feet to a point in the westerly line of Minnehaha Boulevard; thence
' by and along the westerly line of Minnehaha Boulevard 71.75 feet to
the point and place of beginning.
TOGETHER WITH all the right, title and interest of parties of the
first part of, in and to, land lying within the bed of Minnehaha
Boulevard to the center thereof.
TOGETHER with any and all rights to the use of roadways and beaches
above mean high water, jointly owned by the Laughing Water Property
Owners Association, or used jointly by all Laughing Water property
owners.
This quitclaim deed conveys the life estate interest of the party)
of the first part to the party of the second part in the property)
above described.
TOGETHER with all right, tide and interest,if any, of the party of the first part of,in and to any streets and
roads abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part,in compliance with Section 18 of the Lien Law,hereby covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply_
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party' shall be construed as if it read 'parties'whenever the sense of this indenture so requires.
