party of the first part, and GRANT HUBBARD and ALVA HUBBARD, his wife, both residing at

party of the second part,
WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being imAx at Southold, in the Town of Southold, County of Suffolk and State
of New York, more particularly bounded and described as follows:
BEGINNING at a point on the westerly side of North Road (which point is the
southeasterly corner of the premises herein described and the northeasterly corner
of land heretofore conveyed to Cheryl Ann McCabe by deed dated September 23, 1982
and recorded in the Suffolk County Clerk's Office on September 23, 1982 in Liber
9246 of Deeds at Page 101) ;
RUNNING THENCE along said land of Cheryl Ann McCabe North 68 degrees, 50 minutes,
00 seconds West 225.0 feet to land now or formerly of Dougherty and others;
RUNNING THENCE along said land now or formerly of Dougherty and others North 21 degrl
10 minutes 00 seconds East 244.0 feet to a point marked by a monument and other land
of Joseph A. Shipule;
RUNNING THENCE along said land of Joseph A. Shipule South 68 degrees 50 minutes 00
seconds East 225.0 feet to a point marked by a monument on the westerly side of Nortl
Road to Bayview;
RUNNING THENCE along said westerly side of North Road to Bayview South 21 degrees
10 minutes 00 seconds West 244.0 feet to the point or place of BEGINNING.
The grantor herein is one of the same persons as the grantees in Deed dated 11/17/92
District recorded 12/3/92 in Liber 11583 CP 185.
1000 Subject to a mortgage dated 11/18/92 recorded 1/21/93 in Liber 18578 MP 271 which
mortgage the grantees hereby agree to assume and pay.

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
Block roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
02.00 and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of

AND the party of the first part covenants that the party of the first part liw not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
