in the Office of the County Clerk of Suffolk on January 22, 1959, as
Map No. 2910 being more particularly bounded and described as follows:
BEGINNING at a point on the northwesterly side of Gin Lane, distant 1050.00
feet southwesterly as measured along the northwesterly side of Gin Lane,
from the corner formed by the intersection of the southerly side of Main
Bayview Road and the northwesterly side of Gin Lane; RUNNING THENCE South
37 degrees 54 minutes 10 seconds West, a distance of 100.00 feet and along
the northwesterly side of Gin Lane; THENCE North 52 degrees O�5 minutes
50 seconds West, a distance of 151.53 feet; THENCE North 38 degrees 42 minutes
40 seconds East, a distance of 100.01 feet; THENCE South 52 degrees 05 minutes
50 seconds East, a distance of 150. 12 feet to the northwesterly side of Gin
Lane and the point or place of BEGINNING.
Being and intended to be the same premises conveyed to the grantors herein
by deed dated July 18, 1991, and recorded August 6, 1991, in Liber 11310
cp 494 in the Office of the Clerk of the County of Suffolk.
Being the same premises known as and by the street address 1100 Gin Lane,
Southold, New York 11971.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust-fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
