THIS INDENTURE,made the 1st day of April nineteen hundred and seventy-four
p�f BETWEEN HENRY KISLOW and VINCENZA KISLOW, his wife, residing at
(no #) Fleet' s Neck Road, Cutchogue, New York 11935,
party of the first part, and GEORGE E. SALVIO and MARY ANN SALVIO, his wife,
residing at 1225 74th Street, Brooklyn, New York 11228 ,
party of the second part,
WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
!I `y or successors and assigns of the party of the second part forever,
u ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, County of Suffolk and State of New
York at Fleet' s Neck, near Cutchogue, bounded and described as follows :
BEGINNING at a monument on the southwesterly line of Fleet's Neck
Road, 100.0 feet northwesterly along said southwesterly line from Old
Pasture Road; said point of beginning being the northerly corner of
land of Wm. DePetris; from said point of beginning running along said
land of DePetris, South 470 52 ' West, 150. 26 feet to land of the Fleet
Estate; thence along land of the Fleet Estate, North 450 29 ' West,
100.0 feet to land of Egger; thence along land of Egger, North 47° 52 '
East, 150.26 feet to said southwesterly line of Fleet' s Neck Road;
thence along said southwesterly line of Fleet' s Neck Road, South 45°
29 ' East, 100.0 feet to the point or place of beginning.
SUBJECT to covenants and restrictions of record, if any, affecting
said premises.
SUBJECT to a mortgage held by Southold Savings Bank dated June 29 ,
1968, in the amount of $8, 114. 62, and recorded July 9 , 1968 in the
Suffolk County Clerk' s Office in Liber 5411 of mortgages, page 314,
which mortgage was consolidated by its terms with mortgage dated
November 6, 1959, in the amount of $11, 000. 00, and recorded November 13,
1959, in Liber 3329 of mortgages, page 594 , to form a single first
lien of $16,000.00, and on which said mortgages there is now due and
owing the principal sum of $13, 154 .96 and interest, and which said
mortgages the party of the second part agrees to assume and pay.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said -premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other..purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF,the party of the first part has duly executed this deed the day and year first above
written.
