WITNESSETH, that the party of the first part, in consideration of ONE & 00/100 ($1.00)------

by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, at Mattituck, County of Suffolk and
State of New York, bounded and described as follows :
BEGINNING at a rail set in the Southwesterly side of Love Lane where
the said southwesterly side of Love Lane is intersected by the divi-
sion line between the premises herein and land now or formerly of the
Long Island Railroad Co. ; running thence South 450 05' 00" West along
land now or formerly of Long Island Railroad Co. , 100.00 feet to a
monument and land now or formerly of Sidor and others; thence North
490 17' 00" West along said land, 135.00 feet to a concrete monu-
ment; thence North 670 03' 00" West still along said land, 65. 14
feet to land now or formerly of Nine, formerly of Bell ; thence North
530 33' 30" East along said land, 165. 63 feet to the Southwesterly
side of Love Lane; and thence South 350 17 ' 40" East along the said
Southwesterly side of Love Lane 173.00 feet to the aforementioned
rail at the point or place of BEGINNING.
BEING and intended to be the same premises conveyed to the parties
of the first part and Frank Sidor, now deceased, by deed from Myra
B. Cottrell, dated May 15, 1957 and recorded May 15, 1957 in Liber
4300 Cp 426.
RESERVING to the parties of the first part, for the benefit of the

lands owned by them which adjoin the premises herein described on the
West, a right of way and easement for travel access and all utility
purposes over the Southerly 20 feet of the premises above described;
the easement parcel being bounded South by The Long Island Railroad
Co. land, north by a line 20 feet Northerly therefrom measured at
right angles to the South line and parallel thereto and Westerly
by the Westerly line of the parcel above described and Easterly by
Love Lane; this easement and right of way shall cease and become
void in the event that the premises to the West, for .whose benefit
is created, ever become merged in title with other lands fronting
on Love Lane (in which event the lands to the West would then have
access to Love Lane without the benefit of this right of way) .
