ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being>jRAbe at Mattituck, Town of Southold, County of Suffolk and
State of New York, known and designated as Lot #41 on a certain map
entitled, "Map of Subdivision Saltaire Estates, " and filed in the
Suffolk County Clerk's Office on August 3, 1966 as Map Number 4682,
which said lot according to said map is bounded and described as
follows:
BEGINNING at a point on the southerly side of Wavecrest Lane, dis-
tant 445. 69 feet easterly from a point at the intersection of the south-
erly side of Wavecrest Lane and the easterly side of Reeve Road, said
beginning point being the intersection of the southerly side of Wave-
crest Lane and the division line between Lots 41 and 42 on the above-
mentioned map; running thence along the southerly side of Wavecrest
Lane the following 2 courses and distances: (1) northeasterly along the
arc of a curve bearing to the left having a radius of 1342.69 feet, a
distance of 43 feet; (2) North 73° 00 ' 30" East, 63 feet; thence South
16° 59 ' 30" East, 249 .21 feet; thence South 750 Ola 50" West, 106 . 04
feet; thence North 16° 59 ' 30" West, 246 .14 feet to the southerly side
of Wavecrest Lane, the point or place of beginning.
TOGETHER with the use of the "Right-of-Way" as shown on said map
for access to Long Island Sound and Lot No. 32 for recreation purposes,

subject to such reasonable rules and regulations as may be imposed by
Casbor, Inc. , its successors and assigns, including a maintenance
charge not to exceed $15.00 per year unless agreed upon by a majority
of the lot owners on said map.
SUBJECT to covenants and restrictions of record affecting said
premises.
SUBJECT to a mortgage held by Southold Savings Bank dated Februar}
9 , 1973 in the amount of $31,900.00, and recorded in the Suffolk Count}
Clerk' s Office on February 26, 1973 in Liber 6649 of mortgages at page
567, and on which said mortgage there is now due and owing the princi-
pal sum of $31, 525. 86 and interest, and which said mortgage the party
of the second part agrees to assume and pay.
BEING AND INTENDED to be the same premises conveyed to the
grantors herein by deed dated December 15, 1972 and recorded February
26, 1973 in Liber 7349 of deeds at page 394 .
