WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the
Town of Southold, County of Suffolk and State of New York, known and designated as lot
number 31 on a certain map entitled "Seawood Acres, Section one, situate at Bayview, Town
Q4 of Southold, Suffolk County, New York" and surveyed January 19, 1956 by Otto W. Van Tuyl & Son, Licensed Land Surveyors, Greenport, New York, and filed in the Office of the
BtfFOLK Clerk of Suffolk County on the 26th day of June 1956 as map number 2575, which said lot is
O01R N more particularly bounded and described as follows:
\5' BEGINNING at a point on the westerly side of Seawood Drive, 100 feet northerly
from its intersection with the northerly side of Midland Parkway;
District RUNNING THENCE from said point of beginning, North 63 degrees 21 minutes 00

Section seconds West and along the northerly side of lot number 32 on said map, 125 feet to land

Block THENCE North 26 degrees 39 minutes 00 seconds East and along the easterly side of

Seawood Drive, 100 feet to the point or place of BEGINNING.
Being and intended to be the premises conveyed to the grantor and Thomas H. Foley her
husband by deed dated November 7, 1970 and recorded in the Suffolk County Clerk's Office
on November 9, 1970 in liber 6836 page 211.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
I HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
ryAND the party of the first part covenants that the party of the first part has not done or suffered anything
\ E whereby the said premises have been encumbered in any way whatever, except as aforesaid.
\�r�) AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indentpre so requires.
