WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece, or parcel of land situate, lying and being in
the Town of Southold, County of Suffolk and state of New York, known and
designated as Lot No. 43 as shown on a certain map entitled "Map of Harbor
Lights Estates section Two, Bayview, Town of Southold, Sufolk County, New
York" made by Otto W. Van Tuyl 6 Son, Licensed Land Surveyors, Greenport, New
York, and filed in the Office of the Clerk of the county of Suffolk on July
26, 1966 as Map No. 4681, said lot being bounded and described as follows:
BEGINNING at a point on the northerly side of Harbor Lights Drive distant 800
feet westerly as measured along the northerly side of Harbor Lights Drive from
the corner formed by the intersection of the northerly side of Harbor Lights
Drive and the easterly side of Brigantine Drive;
THENCE North 64 degrees 05 minutes 10 seconds West along the northerly side
of Harbor Lights Drive 100 feet to the dredged canal;
THENCE Northerly and easterly along the dredged canal the following two tie
line courses and distances:
1. North 25 degrees 54 minutes 50 seconds East 200.00 feet to a point;
2. South 64 degrees 05 minutes 10 seconds East 100.00 feet to the division
line between Lots 43 and 44;
THENCE South 25 degrees 54 minutes 50 seconds West along the last mentioned
division line 200 feet to the northerly side of Harbor Lights Drive, the point
or place of BEGINNING.

Dist. 1000 TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances

HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of

AND the party of the first part covenants that the party of the first part has not done or suffered anything

the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for

The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
