All that certain tract , piece or parcel of land with
the buildings and improvements thereon situate , lying and being
at or near Mattituck, in the Town of Southold , County of
Suffolk and State of New York, bounded and described as follows :
BEGINNING at a point on the south side of New Suffolk
Avenue at the northeast corner of land of Frank Zaleski; thence
running along the south side of New Suffolk Avenue the following
courses and distances : South 84 degrees 20 minutes 00 seconds
East 946.87 feet , South 54 degrees 07 minutes 40 seconds East
536 79 feet to the center line of Hall ' s Creek; thence running
along the center line of said Hall ' s Creek in a general southerly
direction to the northeast corner of lands conveyed to party of
the first part and Dorothy R. Smith, his wife , by deed dated
April 13, 1951 ; thence running along last mentioned land North
74 degrees 39 minutes 20 seconds West 486.37 feet to a certain
concrete monument placed as a bound at the easterly terminus of
a certain 50 foot right of way ; thence continuing along the north
line of said land so conveyed to party of the first part and his
said wife the following two courses and distances : South 43 degrees
36 minutes 00 seconds West 114.12 feet to another concrete monu-
ment and South 74 degrees 53 minutes 40 seconds West 119.14 feet
to a concrete monument placed as a bound at the point of intersec-
tion of the northwest corner of said land conveyed to party of
the first part and his said wife and the northeast corner of land
conveyed to Martin Suter and Alma Suter, his wife , by deed dated
April 13 , 1951 ; thence running along the north line of land so
conveyed to Martin Suter and Alma Suter, South 74 degrees , 53
minutes 40 seconds West 350 feet to a concrete monument placed as
a bound at the northwest corner of said land jo conveyed to said
Martin Suter and Alma Suter; thence running along last mentioned
land South 15 degrees 06 minutes 20 seconds East 933 .19 feet more
or less to the waters of Great Peconic Bay; thence running along
the waters of Great Peconic Bay and Willis Creek in a general
northwesterly direction to the center line of a gutter adjoining
land now or formerly of Gildersleeve ; thence running along the
center line of said gutter adjoining land now or formerly of
Gildersleeve in a general northerly direction to the southeast
corner of land now or formerly of Frank Zaleski; thence continuing
along the center line of said gutter adjoining land now or for-
merly of said Frank Zaleski to a point in the easterly line of
land of Frank Zaleski; thence running along said last mentioned
land the following courses and distances : North 0 degrees 33 min-
utes 40 seconds East 599 .86 feet, North 0 degrees 12 minutes
20 seconds West 400.02 feet and North 0 degrees 57 minutes 10
seconds West 276. 98 feet to the point or place of beginning.
TOGETHER with all the right , title and interest of the
party of the first part of, in and to any land lying in the bed
of New Suffolk Avenue to the center line thereof, and in Peconic
Bay in -front of said premises between the high and low water marks .
TOGETHER with an easement to the party of the second part ,
its successors and assigns , to use the waters of Halls Creek for

all ordinary purposes of ingress and egress over the same from
Great Peconic Bay to above premises hereby conveyed .
ALL as shown on a certain map made by Otto Van Tuyl
& Son , licensed Surveyors , dated March 20, 1951 and attached
for recording to said deed of April 13, 1951 made by the party
of the first part to himself and his said wife , conveying the
land mentioned (but not described) in the above description
and shown on said map as containing 10.40 acres , such deed and
map having been recorded April 19, 1951 in the office of the
Clerk of Suffolk County in Liber 3205, page 284 of Conveyances .
TOGETHER with and subject to the following rights of
way and easements in common with others , all as shown on said
map made by Otto Van Tuyl & Son dated March 20, 1951 :
A. A right of way 30 feet in width, the southerly
line of which is bounded and described as follows : Beginning
at a concrete monument placed as a bound at the northwest corner
of the said land so conveyed to said Martin Suter and Alma Suter
and running North 74 degrees 53 minutes 40 seconds East a distance
of 350 feet to a concrete monument placed as a bound at the point
of intersection of the northeast corner of said land and the
northwest corner of land so conveyed to the party of the first
part and Dorothy R. Smith; thence continuing on the same course
along the northerly line of the land so conveyed to party of the
first part and said Dorothy R. Smith, a distance of 119.14 feet
to a concrete monument and running still along the north line of
land so conveyed to party of the first part and said Dorothy R.
Smith, North 43 degrees 36 minutes 00 seconds East 114.12 feet
to a concrete monument placed as a bound at the terminus of the
easterly line of a 50 foot right of way hereinafter described .
B. A right of way 50 feet in width, the easterly line
of which is bounded and described as follows : Beginning at a con-
crete monument placed as a bound at the point of intersection of
the terminus of the southerly line of the right of way above men-
tioned and the easterly line of the right of way herein described ;
thence running North 28 degrees 33 minutes 30 seconds West 601 .45
feet ; thence North 8 degrees 37 minutes 00 seconds West 914. 76
feet to the south line of Suffolk Avenue .
Both of said two rights of way being as shown on said
map made by Otto Van Tuyl & Son , dated March 20, 1951 .
C. Easements to use said two rights of way for all
ordinary purposes of ingress and egress to and from New Suffolk
Avenue and the westerly terminus of the 30 foot right of way. de-
scribed in paragraph "A" above .
D. An easement over the property hereinabove described
to the electric power and telephone lines on said property shown
on said map of Otto Van Tuyl .
E. Utility easements , if any.
