Mahoney by deed dated February 15 , 1947 and recorded in Suffolk County Clerk's Office on February 19, 1947 in Liber 2678 Page 222; from said point of beginning running thence North 18 degrees 42 minutes West 103 3/10 feet along land late of Haggerty to a concrete monument and land now or formerly of Chapman; running thence North 74 degrees 40 minutes East 125 feet along said land now or formerly of Chapman�G'to. ot,her,4- d,-o� tlip, party of the Cr first part; running thence South 18 degrees 42. rffinutes`East 113 feet, rtre�, ot�leas, to land of Gaffney; running thence along saitland of Gaffney South 75 degrees 04 minutes West 125 feet to the monument'and place of BEGINNING. TOGETHER WITH a right of way twelve (12) feet in width for access between said premises and Bay Avenue, the northerly line of said right of way running along the northerly line of said premises of Florence H. Mahoney adjoining land now or formerly of Chapman. THE GRANTORS HEREIN are the same persons as the grantees in a certain deed dated August 15 , 1951 , recorded August 28, 1951 in Liber 3256 cp 462 . I TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and '.I roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the lecond part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the saidP P remises have been encumbered in any exec y wav-whatever, t as aforesaid.
