party of the first part, and FRANCES MC LAUGHLIN, residing at 179-15 Croydon
Road, Jamaica Estates , Borough of Queens , New York City
party of the second part,
\kr` WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
I paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being buff at Mattituck, Town of Southold, County of Suffolk and
State of New York and more particularly described as follows:
BEGINNIN , at a monument on the northerly line of Sound View
Avenue 448.97 feet easterly along said northerly line from the
westerly line of said Sound View Avenge,, said point of beginning
being the southeasterly corner of land o 8wen Monahan; from said

through a monument North 19 degrees 01 minutes 10 seconds West 437.88
" feet to the ordinary high water mark of Long Island Sound; thence
along said high water mark of Long Island Sound, North 66 degrees
31 minutes 20 seconds East 100.00 feet; thence along land now or
formerly of McNulty and passing through an iron pipe South 20 degrees
12 minutes 40 seconds East 428.28 feet to an iron pipe on said
northerly line of Sound View Avenue; thence along said northerly
line of Sound View Avenue, South 61 degrees 51 minutes 00 seconds
West 110.00 feet to the point or place of BEGINNING.
Together with all the right, title and interest of the party
of the first part in and to the land lying beyond and up to the
north of the high water mark of the Long Island Sound lying in
front of and adjacent to the above described nremises.
Subject to the covenants and restrictions contained 'in
the deed to James and Angela Arena, his wife, dated October 13,
1960 and recorded in Liber 4892 at page 244 in the County Clerk's
Office, Suffolk County.
TOGETHER with all right, title and interest, if any, of the party of the firstpart in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
written.
