RE111SKI, residing at (no number) Alvah' s Lane , Cutchogue , New York f'? party of the second part, WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs F- or successors and assigns of the party of the second part forever, ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying andbeingYjx1l at Cutchogue , in the e Town of Southold, County of r, uffolk and State of New York, bounden and described as follows:- w BEGINNING at a point on the Easterly side of Alvah' s Lane, said point being the following three (3) courses and distances from a railroad monument marking the intersection of the easterly line of Alvah' s Lane and the Southerly line of the Long Island Railroad: (l) South 260 39' 20" East, 280.58 feet, (2) South 290 14' 40" East, 487.44 feet, (3) South 250 44' 30" East, 222.10 feet; from said point of beginning running thence along land now or formerly of Joseph Zaneski ,Estate North 670 29' 30" East, 160.00 feet to land of Long Island Vineyards, inc. ; running thence- along said land and other land of the party of the first part South 250 44' 30" East, 91.00 feet; running thence along said other- land of the party of the first part South 670 29' 30" Weiat, 160,00 feet to the easterly line of Alvah' s Lane ; running thence `along said line North 250 44' 30" West, 91.00 feet to the point or place of beginning. This deed is given to confirm the description in deed from Joseph Zaniowski, a/k/a Joseph Zaneski , and Ann Zaniowski ,a/k/a Ann Zaneski , his wife, to William T. Remski , who died a residsnt of Suffolk County on January 30, 1950 and Anna B. Remski, his 1 wife , dated June 4, 1932, and recorded in the Suffolk County Clerk' s Office on August 1, 1932, in Liber 1663 of deeds at page 388, and to convey sixteen (16) additional feet on the East, and ten (10) addition- al feet on the East. 1 i TOGMILR with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the partv of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consid- eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. The worst "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
