WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the
DIST: 1 000 Town of Southold, County of Suffolk and State of New York, known and
designated as Lot No. 42 on a certain map entitled, "Leeward Acres at Bayview", filed in the
SEC: 79 Office of the Clerk of the County of Suffolk on June 4, 1971 as Map No. 5599 which said lot is
more particularly bounded and described as follows:

BEGINNING at a point on the westerly side of Topsail Lane distance 375.00 feet southerly from
LOT 15 the extreme southerly end of a curve which connects the westerly side of Topsail Lane with the
southerly side of North Bayview Road,
RUNNING THENCE southerly along the westerly side of Topsail Lane,
RUNNING THENCE south 17 degrees 00 minutes 30 seconds West 174.10 feet;
RUNNING THENCE north 72 degrees 59 minutes 30 seconds West 229.83 feet;
RUNNING THENCE north 16 degrees 57 minutes 10 seconds east 173.88 feet;
RUNNING THENCE south 73 degrees 02 minutes 50 seconds east 230.00 feet to the westerly side
of Topsail Lane the point or place of BEGINNING.
TOGETHER with an undivided one fifty-third (1/53rd) interest in lands shown and designated as
"Parks, Recreation and Drainage Area", on the Map of Leeward Acres at Bayview, filed in the
Office of the Clerk of the County of Suffolk, June 4, 1971 as Map No. 5599.
The Grantor herein being the same person as the named grantee in a certain deed dated 9/13/83
and recorded 10/7/83 in Liber 9439 page 334.
This conveyance has been made with the unanimous consent in
writing of all the stockholders of the party of the first part.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose,
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
