THIS INDENTURE, made the 9th day of July, nineteen hundred and ninety-three
BETWEEN RIAL REALTY CORP. , a New York business corporation having its principal
office and place of business at 20 Audrey Avenue, Oyster Bay, New York 11771 ,
party of the first part, and
MARY MARGARET KEMENY residing at 36 Perry Street, New York, New York 11771 ,
party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten Dollars
and other good and valuable consideration paid by the party of the second part,
does hereby grant and release unto the party of the second part, their heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, together with the buildings and
improvements thereon erected, situate, lying and being at Horton's Point, in
the Town of Southold, Suffolk County, New York, bounded and described as fol-
lows:
BEGINNING at a monument at the northerly corner of .land now or formerly
of Neslage, and running along other land now or formerly of Walter E. Hyatt,
North 64° 50' West a distance of 460 feet more or less to the ordinary high
water mark of Long Island Sound;
THENCE on a tie line course of North 36' 22 ' 10" East, 217.00 feet to
land formerly of the United States of America and now of Southold Park Dis-
trict;
THENCE along said land of Southold Park District the following two
courses and distances:
1) South 27' 09 ' 40" East , a distance of 120 feet more or .less to a
monument; and
2) South 73° 24 ' 10" East, a distance of 373.28 feet;
THENCE RUNNING along land now or formerly of Bennett and continuing along
other land now or formerly of Harnan, South 28' 46 ' West , a distance of 1.97.68
WOO feet to said land now or formerly of Neslage;

(D' cy) distance of 33.91 feet top the point or place of BEGINNING.
�In reran TOGETHER WITH AND SUBJECT TO the right to use (.in common with others) of
a right-of-way 30 feet in width from the southerly corner of the premises
southeasterly about, 1150 feet to Sound View Avenue, the center line of said
30-foot right.-of-way beginning at the said southerly corner and running to
Sound View Avenue;
TOGETHER WITH AND SUBJECT TO the right to use (in common with others) of
a right-of-way extending westerly from the northerly corner of land now or for-
merly of Neslage to a 50-foot right-of-way; together with the right to the use
(in common with others) of the aforesaid 50-foot right-of-way extending south-
westerly to a 20-foot right-of-way along land now or formerly of Robert Hyatt;
THENCE southeasterly over said 20-foot right-of-way and thence over the
existing roadway of Sound View Avenue;
RESERVING, however, to Walter E. Hyatt, his heirs, legal representatives
and assigns, a right-of-way over a strip of land 15 feet in width across; the
southerly end of the premises and extending northwesterly about 70 feet.
THE GRANTOR herein is the same person as the Grantee in deed from William P.
Raynor and Christopher C. Schwabacher, as Executors under the Last Will and
Testament of Betty D. Parsons, deceased, dated November 19, 1982, recorded in
the Suffolk County Clerk's office in Liber 9280 of Deeds, at Page 560 on Decem-
ber 7, 1982.
THIS DEED does not constitute the transfer of all or substantially all of the
assets of the Grantor corporation.
