THIS INDENTURE, made the ��� day of August nineteen undred and ninslty-three 20
BETWEEN SUSAN E. EGAN, residing at 200 Founders Path, Southold, New
York and SALLY A. McGUIRE, residing at 43 Chestnut Street ,
Glen Cove, New York
party of the first part, and JUDITH E. BARKAN, residing at 78-11 35th Avenue,
Apt . 2F, Jackson Heithts , New York
party of the second part,
WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, Coturty of Suffolk and State of New York, shown
and designated as Lot No. 6 on a map entitled, "Subdivision Map of Founders Estates,
Inc., situate at Southold, NY", made by Otto W. Van Tuyl, Engineer and Surveyor,
Greenport, NY, March 1927, and filed in the Suffolk County Clerk's Office at River-
head, Suffolk County, New York, on the 10th day of May, 1927 as Map No. 834 and
being more particularly described as follows:
DISTRICT BEGINNING at a point on the westerly side of Founders Path distant 100.11 feet
1000 northerly from the corner formed by the intersection of the northerly side of
L'Hommedieu Lane and the westerly side of Founders Path, as measured along same;
SECTION RUNNING THENCE South 64 degrees 05 minutes 00 seconds West for a distance of
064.00 145.32 feet;
BLOCK THENCE North 25 degrees 55 minutes West along land now or formerly of Cassidy
02.00 a distance of 50 feet;
LOT THENCE North 64 degrees 05 minutes East for a distance of 142.98 feet to the
025.000 westerly side of Founders Path;
THENCE along the westerly side of Founders Path South 28 degrees 35 minutes
40 seconds East for a distance of 50.06 feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the parties of the
first part by deed from ALFRED S. BAKER, which deed was dated October 4, 1989, and
recorded on January 3, 1990, in Liber 10992, cp 282.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part hasnot done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
written.
