Together with all right,title and interest,if any,of the party of the first part in and to any streets and roads abutting
the above described premises to the center lines thereof; Together with the appurtenances and all the estate and
rights of the parry of the first part in and to said premises;To Have And To Hold the premises herein granted unto the
party of the second part,the heirs or successors and assigns of the party of the second part forever.
And the party of the first part covenants that the party of the first part has not done or suffered anything whereby the
said premises have been encumbered in any way whatever,except as aforesaid.
And the party ofthefirst part,In,compliance withSection13oftheLienLaw,covenantsthatthepartyofthefirstpart
will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund
to be appliedf(rstfor thepurpose of paying the cost of the improvement and will apply the same first to the payment

SCHEDULE "A"
ALL that certain plot, piece or parcel of land, situate, lying and
being at Paradise Point in Bayview near the Village of Southold, Town
of Southold, County of Suffolk and State of New York, more
particularly bounded and described as follows:
BEGINNING at a monument on the Southeasterly line of a 50 foot private
road, known as Robinson Road, leading from Paradise Point Road, said
point of beginning being about 1700 feet in a general Northeasterly
direction along said road from said Paradise Point Road, and said
point of beginning being the Northerly corner of land now or formerly
Bertsch;
RUNNING THENCE North 52 degrees 22 minutes 50 seconds East along said
Southeasterly line of Robinson Road, 125.00 feet to a monument at land
now or formerly-Q0+X e MM/`K•
THENCE South 44 degrees 12 minutes 00 seconds East along last-
mentioned land and passing through a monument, 215.00 feet, mere--e-N+
Is", to the ordinary high water mark of Peconic Bay;
THENCE Southwesterly along the ordinary high water mark of Peconic
Bay, on a tie-line course and distance of South 47 degrees 19 minutes
40 seconds West, 125. 01 feet to land now or formerly Bertsch;
THENCE North 44 degrees 00 minutes 00 seconds West along last-
mentioned land and passing through a monument, 226.00 feet, mare-or
] s, to the Southeasterly side of Robinson Road, at the point or

place of BEGINNING.
TOGETHER WITH a right of way over said 50 foot private road from the
Northerly corner of the premises in a general Southwesterly direction,
about 1825 feet to the Northerly end of Paradise Point Road.
TOGETHER WITH all the right, title and interest of the seller, if any,
of, in and to the lands under the waters lying in front of, and
adjacent to, the said premises.
TOGETHER WITH a right of way in and over all roads, as they may be
constructed, or are presently constructed, including the right of way
hereinbefore mentioned, on the entire tract owned by the sellers'
predecessor in title, a portion of which comprises the premises
hereinbefore described, which tract is known as Paradise Point in said
Southold, reserving to the Sellers' predecessor in title, his
successors and assigns, the right to change, alter, amend or withdraw
any road, or rights of way, either now laid out, including the right
of way hereinbefore mentioned, or to be laid out, so long as normal
ingress and egress is provided to and from the aforedescribed premises
to the public highway known as Paradise Point Road, so long as such
relocated right of way does not encroach upon the premises
hereinbefore described.
