Ditolla Unoccupied, seasonal Upon receipt of an application for a Pre-Existing Certificate of Occupancy, I made an inspection of this two story framed dwelling. I was admitted to building by Irene Curcuru of Joseph Saland Realty office and began inspection at approxi- mately 11:30 A.M. First floor consists of a kitchen, dining room, living room, and a room west of living room. Second floor has three bedrooms and a full bathroom with a secondary stairway leading to kitchen on first floor. Building is unheated. Domestic hot water is furnished from a gas fired hot water heater located in partial cellar. The following violations of The Housing Code, Chapter 52, Town of Southold, were found. Kitchen - Entrances cooking gas range, no shut-off valve at unit. Article V, Sec. 52-52 B.2. - from exterior to kitchen and dining room, no means of controlling light on entry. Article V, Sec. 52-56 B.2. Room, west of living room - ceiling fixture missing, wires exposed. Article V, Sec. 52-56 A.1. Secondary Stairs - No lighting of stair for safe ascent or descent. Article II, Section 52-26 B.3. Exterior - siding in soil on north side of building deteriorating. Article III, Sec. 52-31 B. Final survey of property with accurate location of all buildings, property lines, streets, and unusual natural or topographic features. 2. Final approval of Health Dept. of water supply and sewerage disposol--(S-9 form or equal). 3. Approval of electrical installation from Board of Fire Underwriters. 4. Commercial buildings, Industrial buildings, Multiple Residences and similar buildings and installations, a certificate of Code compliance from the Architect or Engineer responsible for the building. 5. Submit Planning Board approval of completed site plan requirements where applicable. B. For existing buildings (prior to April 1957), Non-conforming uses, or buildings and "pre-existing" land uses: 1. Accurate survey of property showing all property lines, streets, buildings and unusual natural or topographic features. 2. Sworn statement of owner or previous owner as to use, occupancy and condition of buildings. 3. ARNOFF, being duly sworn, deposes and says: That he is a member of the firm of GATZ AND ARNOFF, of 16 West Main Street, Riverhead, New York, and is one of the attorneys for WALTER J. DiTOLLA and KATHRYN G. DiTOLLA, his wife, owners of the premise: as set forth on the enclosed surveys, made by R. Van Tuyl, Surveyor, on October 24, 1975 and October 1, 1958. That said WALTER J. DiTOLLA and KATHRYN G. DiTOLLA, his wife, acquired the subject premises on October 18, 1958, by deed of ADAM V. DOROSKI, at which time it was ascertained that the structures on said premises had in fact been in existence prior to April, 1957, the effective date of zoning of the Town of Southold. That the annexed surveys are an accurate representation of the premises as they existed prior to the year 1957; and no other structures, as defined by the Zoning Law of the Town of Southold, have been erected and no alteration to any of said structures since the above specified dates have been made. That deponents, since the time of purchase have used said premises as their residence and that same was never used for anything else. That the two (2) story frame dwelling and shed are in fair condition. That there is also located on said premises a prive, which is not usable and in poor condition. That this affidavit is made to induce the Town of Southold, through its appropri~te officials, boards or employees, to issue a certificate of pre-existing use in reference to the premises herein referred to; and knowing and intending that the said Town, its officials, boards or employees will rely upon and be induced to act by reason of the representations made herein. _~-~ / Sworn to before me this 17th day of November, 1975.
