WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration

or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and beingsmItbe at Peconic. in the Town of Southold, County of Suffolk and State
of New York, known and designated as Lots Nos. 25 and 26 as shown on a certain map
entitled, "Map of Arrowhead Cove at Indian Neck", filed in the Office of the Clerk
of the County of Suffolk on June 20, 1963 as Map No. 3810, together with a describe
parcel of land which when said lots and described parcel are taken together, are
bounded and described as follows:
BEGINNING at a monument set on the westerly side of Arrowhead Lane where same
is intersected by the dividing line between Lots Nos. 24 and 25 as shown on the
above mentioned map;
RUNNING THENCE North 62 degrees 02 minutes 50 seconds West, 307.37 feet to a
monument;
THENCE North 89 degrees 06 minutes 30 seconds East, 97.35 feet to a point;
THENCE North 23 degrees 42 minutes 23 seconds East along land now or formerly
of Marco, 118.30 feet to a monument and the dividing line between lots Nos. 26
and 27 on the above mentioned map;
THENCE North 38 degrees 42 minutes 20 seconds East, ,along said dividing line,
160.00 feet to a monument set on the westerly side of Arrowhead Lane;
THENCE Southerly the following 2 courses and distances along the westerly side
of Arrowhead Lane;
(1) South 1 degree 17 minutes 40 seconds East, 106.53 feet to a monument;
(2) Southwesterly along an arc of a curve bearing to the right having a
radius of 307.37 feet an arc of 156.86 feet to a monument set at the point or
place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the grantors herein
by Deed Liber 9612, page 107.
TOGETHER with ingress and egress over Arrowhead Lane to the nearest public
TAX MAP highway.
DESIGNATION
Dist. TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
1000 roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
Sec. and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO

AND the party of the first part covenants that the party of the first part has not done or suffered anything

AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
