" Map of Southold Villas ", filed in the Suffolk County Clerk's Office on June 25, 1992 as Map No. 9237, bounded and described as follows: BEGINNIG at a point on the Southerly side of Jasmine Lane at the Easterly end of the arc of the curve connecting the Southerly side of Jasmine Lane with the Easterly side of Blossom Lane; RUNNING THENCE along the Southerly side of Jasmine Lane the following three (3) courses and distances; 1) South 75 degrees 43 minutes 10 seconds East, 65.15 feet; 2) Easterly along the arc of a curve having a radius of 369.73 feet, a distance of 119.72 feet; 3)Easterly along the arc of a curve having a radius of 321.46 feet, a distance of 7� 51.96 feet; THENCE South 12 degrees 37 minutes 26 seconds West, 183.81 feet; THENCE North 81 degrees 12 minutes 20 seconds West, 264.70 feet to the Easterly side of Blossom Lane; { THENCE, along the Easterly side of Blossom Lane, North 14 degrees 16 minutes 50 seconds East, 152.34 feet to the Southerly end of the arc of the curve connecting the Easterly side of Blossom Lane with the Southerly side of Jasmine Lane; THENCE Northerly and Easterly along the aforesaid arc of a curve having a radius of 25.00 feet, a distance of 39.27 feet to the point or place of BEGINNING. Being and intended to be the same premises conveyed to the party of the first part by deed dated December 21, 1992 and filed with the office of the clerk of the County of Suffolk in Liber 11626 of deeds at page 77. TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets and roads abutting the above-described premises to the center lines of TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first part,in compliance with Section 13 of the Lien Law, hereby covenants that the party of the first part will receive the consideration for this conepance and will hold the right to receive such consid. eration as a trust fund to be applied first for the purpose of paying the cost of the improyernent and will apply the same first to the payment of the cost of the improvement before using any part of the total of the some for any other purpose.
