BEGINNING at a point on the southerly side of Bayer Road distant
75 feet westerly as measured along the southerly side of Bayer Road

ALL that certain plot , piece or parcel of land, situate, lying
and being at Mattituck, in the Town of Southold, County of Suffolk
and State of New York, bounded and described as follows:-
BEGINNING at the corner formed by the intersection of the
southwesterly line of Grant Boulevard with the southeasterly line of
Bayer Road; running thence South 580 55' 30" East along the South-
westerly line of Grant Boulevard 118.57 feet to an angle in said
boulevard; thence South 14° 02' 50" East along the westerly line of
Grant Boulevard 92.83 feet to land now or formerly of Rodney C. Cox
and Catherine M. Cox, his wife , thence South 75° 57' 10" West along
said last mentioned land 13.41 feet; thence North 58° 55' 30" West
still along said last mentioned land 174.89 feet to the southeasterly
line of Bayer Road and thence North 31° 04' 30" East along the
southeasterly line of Bayer Road 75 feet to the point or place of
Beginning.
BEING and intended to be all of Lot 56 and the adjoining part, of
Lot 57 as shown on a certain map entitled, "Mattituck Heights, Slab-
division Map , Property of Gustav Bayer" and filed in the Office of the
Clerk of the County of Suffolk on March 25, 1927, and also shown on
a certain map entitled, "Amended Map of Mattituck Heights, Property
of Gustav Bayer" anal filed in the Office of the Clerk of the County
of Suffolk on July 24, 1935 as Map No. 1184.
TOGETHER with the use of a right of way, eight feet wide, to and
from Wickham Avenue to Long Creek, a branch of Mattituck Bay, to pass
and repass on foot only; said right of way commencing at the northerly
junction of Middle Road and Wickham Avenue, at a concrete monument
running in a northerly direction one hundred thirty feet parallel with
the boundary line of property now or formerly of Hubert W. Klein and
Gustav Bayer, to mean high water mark of Long Creek; thence running in
easterly direction along Long Creek to land now or formerly of
Hubert W. Klein; thence running in a southerly direction along the
western boundary of property now or formerly of Hubert W. Klein one
hundred thirty feet to a concrete monument, the northerly junction of
Middle Road and Wickham Avenue, the point or place of beginning.
