WITNESSETH, that the party of the first part, in consideration of

lawful money of the United States, and other good and valuable cons ideration,paid
by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, situate,
lying and being unciae at Cutchogue, in the Town of Southold, County of Suffolk
and State of New York, being more particularly bounded and described
as follows:
BEGINNING at a point on the westerly side of Alvah's Lane where the
same is intersected by the southerly line of land now or formerly of
Anthony J. Schmitt and; running thence South 33° 27' 50" East, along
the westerly side of Alvah's Lane, 699.67 feet to land now or formerly
of John Masfeld; thence South 56° 32' 10" West, along said land now or
formerly of John Klasfeld, 848.16 feet to land now or formerly of
William H. Wickham Estate; thence North 31° 25 ' 20" West, along said
land now or formerly of William H. Wickham Estate, 700.11 feet to the
southwest corner of the aforesaid land now or formerly of Anthony J.
Schmitt; thence North 560 32 ' 10" East, along said land now or formerly
of Anthony J. Schmitt, 823.22 feet to the westerly side of Alvah's Lane
at the point or place of BEGINNING.
SUBJECT to covenants, restrictions, easements and reservations of record,
if any.
THE second party herein, hereby agrees to take subject to and assume,
the mortgage indebtedness sinning in favor of Ernest and Jean Schneider,
which mortgage indebtedness has an unpaid principal balande of $2%93901
together with interest at the rate of 7% per annum from apeember ,1974,

BEING AND INTENDED TO BE the same premises conveyed to the first party
herein by deed from Ernest Schneider and Jean Schneider, his wife said
deed dated June 5, 1973, and recorded in the Suffolk County Clerks
Office on July 3, 1973, in Liber 7433 of deeds, at page 178.
