HARRISON J. EDWARDS and PAULETTE E. EDWARDS, his wife, both residing at

CHARLES C. GERBER and ELIZABETH F. GERBER his wife, both residing at
34 Pitt Avenue, Deer Park, New York
Sparty of the second part,
WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situte,

the westerly line of land as shown on Mattituck Estates, Inc, subdivision inter-

RUNNING THENCE along said westerly line of said land as shown on said

(1) south 3 degrees 30 minutes 40 seconds west 134 feet; and ( 2 ) south 6
degrees 37 minutes 10 seconds west 66.36 feet to land of John Miska;
THENCE along said land south 89 degrees 00 minutes 40 seconds west 146.50
feet to land of E. Jones;
THENCE along said land north 3 degrees 30 minutes 40 seconds east 200 feet to
the southerly side of Main Road;
THENCE along the southerly side of Main Road north 89 degrees 00 minutes 40
seconds east, 150 feet to the point or place of BEGINNING.

the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way, whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party, of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parti whenever the se pf this indenture so requires,
