party of the first part, and JAMES J. GLEASON and LILLIAN L. GLEASON, his wife,
both residing at 329 Fine Street, South Hempstead, New York,
party of the second part,
WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration

O 4D ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the hamlet of Cutchogue, Town of Southold, County of
L Suffolk and State of New York, bounded and de.,cribed as follows:

` BEGINNING-at a point on the westerly line of Case's Lane,
50.0 feet northerly along said westerly line from the southerly line
of Cedars Road; from said point of BEGINNING running along a private
4+ road sometimes referred to as"Case's Lane Extension" two courses:
5 North 74 degrees 57 minutes 30 seconds West 150.0 feet; thence
North 11 degrees 45 minutes 40 seconds East 144.64 feet; thence
along land of B. Horton, South 74 degrees 57 minutes 30 seconds East
158.28 feet to said westerly line of Case ' s Lane; thence along said
westerly line, South 15 degrees 02 minutes 30 seconds '.•lest 144.40
feet to the point of BEGINNING.
SELLER grants to purchasers an easement of in.-ress and egress over
said above private road to the adjoining public road.
BEING AND INTENDED TO BE the same premises conveyed to the party of
the first part herein by deed dated January 4, 1973, and recorded
in the Office of the Suffolk Coun!y Clerk on January 10, 1973 in
Liber 7320 at page 516, 517.
SUBJECT to the Covenants, Restrictions and Reservations contained
on page two of a deed dated June 23, 1972 and recorded in the
Office of the Suffolk County Cleric on June 28, 1972 in Liber 7187
at pages 08, 09.

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and E
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of g
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
wherebythe said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with SeMion 13 of the Lien Law, covenants that the party of 6
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
