Waters, L.S. , Oyster Bay, New York, and filed in the Office of the Clerk of the County of Suffolk on the 1st day of July, 1938, as Map No. 1263. SUBJECT to the reservation of an easement solely in favor of Robert J. and Sharon A. Dalton as the owners of premises situated on the northerly side of Stillwater Avenue, and to their heirs, and to Charles and Grace Sullivan, present tenants of the premises, which easement shall cover the easterly three feet of Lot 17 as measured from a point on the southerly side of Stillwater Avenue, at the corner 'of Lots 17 and 18; thence westerly along the south- erly side of Stillwater Avenue three feet; thence southerly along a line running 84. 55 feet,. more or less, to East Creek; thence easterly along said East Creek three feet to the end of Lot 17, and thence northerly along the easterly line of Lot 17, 84. 55 feet, more or -less, to the point or place of beginning. Said easement shall be for the purpose of access to and from Eugene Creek and the mooring of one boat only. The foregoing easement to automat- ically terminate and be extinguished upon the sale or transfer of the premises on the northerly side of Stillwater Avenue. The foregoing constitutes on the part of Robert J. Dalton, as the sole surviving heir of- Gabriel J. Dalton and Mary C.
