paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,

/ made by Otto W. Van Tuyl& Son, said premises being more particularly bounded and described as follows-
BEGINNING at a point marked by an iron pipe on the northeasterly line of Wells Avenue, 1547.66 feet
easterly and northerly and northwesterly along said Wells Avenue from Oaklawn Avenue; said point of-beginning
being the westerly corner of land now or formerly or George McFadden and wife;
FROM SAID POINT OF BEGINNING running along said northeasterly line of Wells Avenue, North 57
degrees 00 minutes 00 seconds West a distance of 121.03 feet to a point passing through an iron pipe;
RUNNING THENCE along land formerly of the Estate of George H. Wells and passing through an iron pipe.
North 58 degrees 00 minutes 00 seconds East a distance of 240 feel, more or Icss;
RUNNING THENCE South 57 degrees 00 minutes 00 seconds East a distance of 11.03 feet to a point;
RUNNING THENCE North 55 degrees 34 minutes 00 seconds East a distance of 80.95 to the ordinary high
water mark of Jockey Creek;
RUNNING THENCE in a southeasterly direction a distance of 110.21 feet, more or less, along said ordinary
high water mark to said land now or formerly of McFadden;
RUNNING THENCE along said land of McFadden and passing through an iron pipe, South 58 degrees 00
minutes 00 seconds West a distance of 313.27 feet, more or less, to the point or place of beginning.
TOGETHER with all the right, title and interest, if any, of the party of the first part in and to Wells Avenue in
front of and adjacent to said premises to the center line thereof.
TOGETHER with all the right, title and interest, if any, of the party of the first part in and to the bench and
lands under water of Jockey Creek in front of and abutting said premises, to the center line thereof.
BEING AND INTENDED to be the same premises conveyed to the party of the first part
by Deed dated September 3, 1965 and filed in the Office of the Clerk of Suffolk COLtnty on September 13, 1965 in Liber
5818 of Deeds at page 475, and the premises reserved by Deed between the pariv of the first part and Lefferts P. Edson,
dated March 14, 1969 and filed in the Office of the Clerk of Suffolk County on May 20. 1969 in Liber 6522 of Deeds at
page 469.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
TAX MAP premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the
DESIGNATION second part forever.

AND the party of the first part covenants that the party of the first part has not done or suffered anything
