BEEBE residing at (no number) New Suffolk Transfer Lane , Cutchogue, New York 11935 Tax $8.t25 party of the first part, and JOHN J. CHARTERS III, residing at 200 Broad Street Greenport, New York 11944 party of the second part, WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns of the party of the second part forever, ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being iKXhex at East Cutchogue , in the Town of Southold, County of Suffolk and State of New York, known and designated as and by the lot no. 6 and the northerly half of parcel described as reserved for road between lot 6 and 7, on a certain map entitled, "Map of Moose Cove at East Cutchogue" , in the Town of Southold, Col,utty of Suffolk, New York, prepared by Otto W. Van Tuyl and Son, from surveys complete June 14, 1960 and filed in the County Clerks Office of Suffolk on August 30, 1960 as Map No. 3230, and which said lot and described parcel when taken together are bounded and described as follows:— BEGINNING at a point on the easterly side of Deerfoot Path, distant 798.30 feet southerly from an intersection of the southerly . �s side of Eugene ' s Road with the easterly side of Deerfoot Path; which point of beginning intersects with the southwesterly corner of lot #5; running thence from said point of beginning North 76° 50' 20" tf East 125.00 feet to the land now or formerly of Tuthill; running Ai i i ^ thence along westerly side of last mentioned land, South 13° 09' 40" East 185.00 feet; running thence South 76° 50' 20" West 125.00 feet to the easterly side of Deerfoot Path; running thence along said `j easterly side of Deerfoot Path North 13° 09' 40" West 185.00 feet to the point or place of beginning. 6: T TOGETHER. with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid. AND the party of the first part, in compliance o ith Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consid- eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
