THIS INDENTURE,made the 19 th day of October nineteen hundred and seventy-three
BETWEEN E. RUSSELL JOHNSON and JUDITH C. JOHNSON, his wife, residing
at no number Sound Avenue, Mattituck, New York 11952,
party of the first part, and CHRISTINE KORAKIS, residing at 32-21 45th Street,
Long Island City, New York 11103 ,
party of the second part,
' WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration
t paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,

BEGINNING at a monument on the corner formed by the intersection

a+ 00" East along the Westerly line of Factory Avenue 166 . 19 feet to land- -
now or formerly of Berdinka; thence South 640 55 ' 00" West along said
last mentioned land 154 . 52 feet to land now or formerly of Worthington;
thence North 270 46 ' 50" West along said last mentioned land 188 . 77
feet to the Southerly line of Sound Avenue; and thence North 730 33 '
10" East along the Southerly line of Sound Avenue 152 :35 feet to the
point or place of beginning.
BEING AND INTENDED TO BE THE SAME PREMISES conveyed -to the
grantors herein by deed dated January 12, 1968 and recorded January 16 ,
1968 in the Suffolk County Clerk 's Office in Liber 6288 of deeds at
page 189 .
SUBJECT to a mortgage held by Southold Savings Bank dated January '.
12, 1968 in the amount of $13,500 .00, and recorded in the Suffolk
County Clerk's Office on January 16, 1968 in Liber 5310 at page 279 ,
and on which said mortgage there is now due and owing the principal '
sum of $11,103. 03 and interest, and which said mortgage the party of
the second part agrees to assume and pay.

TOGETI-IER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE. AND TO
1 FOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever. A
AND the party of the first part covenants that the party of the first part lits not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply 1
the same first to the payment of the cost of the improvement before using any part of the total of the same for !
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
