follows:-COMMENCING at a point on the Westerly 'side of Alvah's Lane
which point of beginning is 699.67 feet Southerly on a course South
33° 27 ' 50" East along the Westerly side of Alvah's Lane from the
concrete monument set on the Westerly side of Alvah's Lane marking
the division line between the land now of Ernest and Jean Schneider
and formerly of Stanley Simchick and Helen Simchick and land now or =

fined by a boundary line agreement dated January 22, 1969 and re-
corded in the Office of the Clerk of the County of Suffolk on

of Alvah's Lane 50 feet to a concrete monument and land now or for-

BEING AND INTENDED TO BE the Southerly portion of premises plus a fifty
(50) foot frontage on the Westerly side of Alvah' s Lane conveyed to the
parties of the first part by deed of Stanley Simchick and Helen Simchick
dated the 5th of March 1969 recorded on March 10, 1969 in Liber 6516
cp 92 in the Suffolk County Clerk ' s Office
SUBJECT to any state of facts that an accurate survey may show.
SUBJECT to zoning ordinances and building regulations of the Town of w
Southold.
SUBJECT to covenants, restrictions, easements and reservations of
record, if any.
This conveyance is made and accepted subject to an indebtedness secured
by a purchase money first mortgage upon said premises held 'by STANLEY
SIMCHICK and HELEN SIMCHICK which mortgage was recorded in the Suffolk q
County Clerk's Office on the 10t`' day offtlA cj% 1969 in Volume55LTI
of mortgages at page (o3 , on which there is an unpaid principal of
TWENTY-SEVEN THOUSAND THREE HUNDRED AND N0/100 ($27,300.00) DOLLARS
with interest from the 5th day of March 1973 at the rate of six (6%)
per cent per annum, payable in semi-annual installments of $2,100.00
plus interest, which said mortgage debt the parties of the second -part
hereby assumes and agrees to pay, as part of the purchase price of the
