WITNESSETH, that the party of the first part, in consideration of ten dollars paid by the party of the second
part, does hereby remise, release and quitclaim unto the party of the second part, the heirs or successors and
assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected situate
lying and being_i at Mattituck, Town of Southold County of Suffolk and State of N'ew
York, being bounded and described as follows:
_ BEGINNING at a point on the Northwesterly side of Olejule Lane distant 2371.41 feet
a southerly from the corner formed by the intersection of the Northwest side of Olejule
Lane with the southerly side of New Suffolk Avenue; Running thence along the Northwest
side of Olejule Lane the following two courses and distances;
1. South 49 degrees 19 minutes 40 seconds west 92.39 feet; and
2. South 80 degrees 35 minutes 40 seconds west 32,61 feet to lands now or formerly

of Croon; running thence along said last mentioned lands North 42 degrees 36 minutes
west 165 feet to a point; running thence Ncrth 40 degrees 34 minutes east . 75 feet to
the lands now cr formerly of Snider; running thence along said last mentioned lands south 55
degrees 40 minutes 20 seconds east 200 feet to the Northwesterly side of Olejule Lane at

Together with a Right of Way over a certain 25 foot private road from the southerly side

Said premises being intended to be the same conveyed to grantors by deed dated March
22,1966 and recorded on March 23,1966 in Liber 5929,page 323.

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part,in compliance with Section 13 of the Lien Law, hereby covenants that the party
p of thefirst part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fundto be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
7 The word "party"shall be construed as if it read "parties" whenever the sense of this indenture so requires.
