D 0S_�O COTNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable con-
sideration paid by the p
atsy of the second part, does hereby grant and release unto the party of the second

part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situ-
ate, lying and being kxk& at Mattituek, Town_ of Southold, Suffolk County,
J� New York, known and described as Lot No . 1 on a certain map
entitled, "Mattituck Estates , Inc ." filed in the Office of the
Clerk of the County of Suffolk on September 8, 1965, as Map No .
4453, which said lot is more particularly bounded and described
according to said map as follows:
BEGINNING at a point on the Southerly side of Main Road (N .Y.S .
Route 25) distant 380 feet Easterly from the extreme Easterly end
of a curve connecting the Easterly side of Cardinal Drive and the
Southerly side of Main Road (N .Y.S. Route 25) ;
RUNNING thence along the Southerly side of Main Road (N.Y.S . Route
25) the following 2 courses and distances :
(1) North 880 08' 20" East 18.67 feet;
(2) Notth 890 03' East 86 feet;

RUNNING thence South 10 34' 30" West 200 feet;
RUNNING thence South 880 45' 30" :nest 92.67 feet;
RUNNING thence North 10 51' 40" West 200 feet, to the Southerly side
of Main Road (N .Y.S . Route 25) , the point or place of BEGINNING.
This conveyance has been made with the unanimous consent in writing
of all the stockholders of the party of the firstp art .
TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets
and roads abutting the above-described premises to the center lines thereof; TOGETHER with the appur-
tenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND
TO HOLD the premises herein granted unto the party of the second part,the heirs or successors and assigns
of the party of the second part forever.
t AND the party of the first part covenants that the parry of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever,Except as aforesaid. e_
AND the party of the first part, in compliance with Section 13 of the Lien Law,covenants that the party of
\ the first part will receive the consideration for this conveyance and will hold the right to receive such con-
sideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will
apply the same first to the payment of the cost of the improvement before using any part of the total of the
same for any other purpose. _
The word"party"shall be construed as if it read "parties"whenever the sense of this indenture so requires.
