ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, County of Suffolk and State of New
York, known and designated as Lot No. 6, on a certain map entitled,
"Map of Greenbriar Acres at Mattituck", filed in the Suffolk County
Clerk's Office on October 7, 1977, as Map No. 6609.
\I; TOGETHER with an easement and right of ingress and egress over any roads described in the subdivision map to and from the nearest
public highway, subject, however, to the right of ingress and egress
granted or that may hereafter be granted to other owners of numbered
lots on said subdivision map. Further subject to the right of the
seller, its successors and assigns, to dedicate the lands included
therein to the Town of Southold as aublic highway,P g y, which right of
Cr dedication is hereby reserved. Upon such dedication the easement and

lands shown and designated as "Park & Recreation Area" on the map of
Greenbriar Acres at Mattituck, filed in the Office of the Clerk of
the County of Suffolk on October 7, 1977, as Map No. 6609.

Each and every lot conveyed in the subdivision shall be subject to
an annual charge in such an amount as will be fixed by Greenbriar
Homes, Inc. , its successors or assigns, not, however, exceeding in
any year the sum of $100.00 per lot. The owner of any lot for him-
self, his heirs, successors and assigns covenants that he will pay
this charge to Greenbriar Homes, Inc. , itssuccessorsand assigns,
on the lst day of January in each and every year, and further I
covenants that said charge shall on said date in each year become a '
lien on the land and shall continue to be such lien until fully paid.
Such charge shall be payable to Greenbriar Homes, Inc., its successors
