Witnesseth,that the parry of the first part,inconsideration of Ten Dollars and othervaluable consideration paid by
the party of the second part,does hereby grant and release unto the party of the second part,the heirs orsuccessors
and assigns of the party of the second part forever,
All that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,situate,lying and
being hex at Cutchogue, Southold Town, Suffolk County, New York,
bounded and described as follows:
BEGINNING at a stake set on the northerly line of Mason Drive at the
southwesterly corner of land of Delaney, being 226.02 feet westerly along
said northerly line from its intersection with the westerly line of
Broadwaters Drive; from said point of beginning
running along said northerly line of Mason Drive, South 72 degrees
24 minutes 30 seconds West 75.34 feet to a monument and land of Crowley;
thence along land of Crowley, North 12 degrees 08 minutes 10 seconds
West 172.02 feet to a monument and land of Basso;
thence North 75 degrees 46 minutes 00 seconds East 75. 05 feet along land
of Basso to the northwesterly corner of said land of Delaney;
thence along said land of Delaney South 12 degrees 08 minutes 10 seconds
East 167.60 feet to the point or place of beginning.
SUBJECT to any state of facts an accurate survey may show.
SUBITECT to covenants, restrictions, reservations, utility easements
and agreements of record, if any.
BEING AND INTENDED to be the same premises conveyed to the parties of
the first part by deed dated the 26th day of July, 1957, and recorded
in the Office of the Clerk of the County iof Suffolk in Liber 4338,-
page 438, on August 1, 1957.

Together with all'right,title and interest,if any,of the party of the first part in and to any streets and roads abutting,
` the above described premises to the centerlines thereof,Together with the appurtenances and all the estate and
rights of the partyof the first part in and to said premises;To Have And To Hold the premises herein granted unto the
party of the second part,the heirs or successors and assigns of the party of the second part forever.
And the party of the first,part covenants that the party of the first part has not done orsuffered anything whereby the
said premises have been encumbered in any way whatever,except as aforesaid.
And the party of the first part,inco'mpl iance with Section 13 of the Lien Law,covenants that the party of thefirst part
Will receive the consideration forthis conveyance and will hold the right to receive such consideration as a trustfund---
to be applied first forthe purpose of paying the cost of the improvement and will apply the same first to the payment
` of the cost of the improvement before using any part of the total of the same for any other purpose'
The word"party"shall be construed as if it read"parties"whenever the sense of this indenture so requires.
