WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being W=,at Southold, in the Town of Southold, Suffolk County, New York,
. more ..particularly bounded and described as follows:
BEGINNING at a point marked by a concrete monument on the Southwesterly or
Southeasterly side of Terry Lane at the Northerly or Northwesterly corner of
- premises herein_described and the Westerly or Southwesterly corner of land

RUNNING THENCE in a Southwesterly direction along the southeasterly side of
Terry Lane South 21 degrees 32 minutes 00 seconds west 100.0 feet;
RUNNING THENCE along land intended to be conveyed to John J. Spornberger and
Joan Spornberger, his wife, South 54 degrees 29 minutes 20 seconds East 290
feet more or less to the ordinary high water mark of Town Harbor;
RUNNING THENCE in a Northeasterly direction along said ordinary high water
mark of Town Harbor 100 feet more or less to land now or formerly of LaFreniere;
RUNNING THENCE along said land now or formerly of LaFreniere (and passing
through a monument at the top of the bluff) , North 54 degrees 29 minutes 20
seconds West a distance of 300 feet more or less to the point or place of
BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the first part by
Deed dated July 21, 1972 filed in the Suffolk County Clerk's Office on August
10, 1972 in Liber 7216, page 495.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first;part, in compliance with Section 13 of the Lien Law, covenants that the party of
