Van Tuyl, and Son, lfrom —surveys completed June 14, 1960, and filed inthe Office of the Clerk of the ? County of Suffolk on August 30, 1960 as Map No, 3230, which said lot is more particularly bounded and described as follows: BEGINNING at the corner formed by the intersection of the southerly side of Moose Trail and the westerly side of Little Neck Road; running thence south 12 degrees 35 minutes easLhlong the southerly side of Moose Trail 113,61 feet; thence south 78 degrees 24 minutes 40 seconds west 177. 00 feet; thence north 12 degrees 35 minutes west, 110.68 feet to the southerly side of Moose Trail; thence north 77 degrees 27 minutes 40 seconds east along the southerly side of Moose Trail, 176. 97 feet to the point or place of BEGINNING. SUBJECT to a mortgage held by the Suffolk County Federal Savings and Loan Association dated 8124/73 and recorded in the Suffolk County Clerk's Office in Liber 6848 mp 267 on 9/6/73 now a lien on the aforesaid premises, in the unpaid amount of $34, 224.28 which mortgage debt with interest thereon the grantees hereby assume and agree to pay. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consid- eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. The word "party"shall be construed as if it read "parties" whenever the sense of this indenture so requires.
