WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration
paid by the.party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erect4 situate,
lying and being!! at—Mattituck, in the Town of Southold, and County of
Suffolk and State of New York; being bound—ed and-described as follows:
BEGINNING at a concrete monument set in the northwesterly side of Old Jule
Lane at the intersection of premises herein described and premises of Doris
E. Wilsberg which monument is set in the southwesterly corner of land of
Doris E. Wilsberg conveyed to her by Julius Zebroski by Deed in Liber
3176 at page 191 from said point of beginning;
RUNNING THENCE South 560 27 ' 10" West along the westerly side of Old
Jule Lane 104.93 feet to a stake and intersection of lands now or formerly
of Pylko;
RUNNING THENCE North 290 01 ' 50" West along land of Pylko 109.71 feet to
land now or formerly of Arthur Thurm;
RUNNING THENCE North 610 45' 30" East along land of Thurm 104.88 feet to
a stake at the intersection of land of Doris Wilsberg; and running thence
South 280 53' East along land now or formerly of Doris E. Wilsberg ,l00 feet
to the point or place of BEGINNING.
BEING ARID INTENDED TO BE the same premises conveyed to the late Violet J.
Heffner and the grantor herein by deed dated May 24, 1963 and recorded
in the Suffolk County Clerk's Office on August 14, 1963 in Liber 5396 of
Deeds at page 592.

TOGETHER with all right,title and interest, if any,of the party of the first part of, in and to any suets and
roads abutting the above-described premises to the center lines thereof; TOGETHER with the appurtmaoea {
and all the estate and rights of the party of the first part in and to said premises; TO HAVES AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything ;
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the putt'of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will awy
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
Ile word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
