lying and being hodw at Mattituck, in the Town of Southold, County of Suffolk and State
of New York, bounded and described as follows:
BEGINNING at a point on the westerly line of the Right of Way hereinafter described,
where the same is intersected by the northerly line of Reeve Avenue; running thence
along said northerly line of Reeve Avenue, South 68 ' 40' 40" West, 245. 43 feet;
thence South 83' 36' West, 12. 42 feet to a point; running thence North 13° 24' West,
321. 71 feet to a point; thence South 74e 14' West, 125. 85 feet to land now or formerly
of Hamilton; running thence along said land now or formerly of Hamilton the follow-
ing courses and distances: (1) North 13e 16' 10" West, 50 feet; (2) North 49° 56'
40" West, 130. 94 feet; thence along said land and land now or formerly of Brochard

erly line of said Right of Way; running thence along the southerly line of said Right

TOGETHER with all the right, title and interest of the parties of the first part, in
and to the following described parcel, being a right of way for access between said
premises hereinabove conveyed, and Reeve Avenue sometimes referred to as Bailey
Beach Road, SUBJECT, however, to the rights of others over said Right of Way:
BEGINNING at a point on the northerly side of Reeve Avenue where the same is
intersected by the westerly side of land now or formerly of Howard P. Barnes;
running thence along the northerly line of Reeve Avenue, South 68° 40' 40" West,
20. 02 feet to the easterly line of the premises hereinabove conveyed, running thence

B. Berry, his wife, to the parties of the first part, by deed dated November 21,
1962 and recorded in the Office of the Clerk of Suff olk County on November 23,
1962, in Liber 5268 of Deeds, Page 275; and by deed from Phil Berry to the
parties of the first part, by deed dated June 2, 1966, and recorded in said
County Clerk's Office on June 7, 1966, in Liber 5969 of Deeds, Page 217.
