THIS INDENTURE, made the 29th day of November nineteen hundred and seventy-three
BETWEEN Arthur F. Fleming, residing at X51 East 84th Street, New York,
residing at
New York
and Peggy Anne Fleming,/ 1140 5th Avenue, New York, New York
party of the first part, and Peggy Anne Fleming, residing at 1140 5th Avenue,
New York, New York
party of the second part,
WITNESSETH, that the party of the first part, in consideration of ten dollars paid by the party of the second
part, does hereby remise, release and quitclaim unto the party of the second part, the heirs or successors and
assigns of the party of the second part forever,
M ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, County of Suffolk and State of New York,
known and designated as Lot No. 16 on a certain map entitled "Map of Nassau
Farms, situate at Peconic, Suffolk County, N. Y. , surveys completed
January 31, 1935, Otto W. Van Tuyl, L. S. 11 and filed in the Office of the
Clerk of the County of Suffolk on March 28, 1935 as Map No. 1179, 'and more
particularly bounded and described as follows:

M BEGINNING at the southwesterly corner thereof at a monument set at
the point of intersection of the easterly side of Pine Tree Road with the
c; northerly line of Lot. No. 15 as shown on the above mentioned filed map;

running thence North 210 501 1011 West along the easterly side of said road
70. 45 feet to the southerly line of Lot No. 17 as shown on the above mentioned
filed map; running thence North 870 011 2011 East along the southerly line of
said Lot No. 17, 309 feet, more or less, to the ordinary highwater mark of
Little Creek; running thence in a general southerly direction along said
highwater mark to the northerly line of the, aforementioned Lot No. 15, the
distance of said last mentioned boundary as measured along a tie line
running South 60 131 East being 66. 77 feet; running thence South 870 011 2011
West along the northerly line of Lot No. 15, 290 feet to the monument set
at the point or place of beginning.
TOGETHER with all the right, title and interest, if any, of the parties of
the first part of, in and to the land lying in front of adjoining and below
the highwater mark of Little Creek, and in and to the waters thereof lying
below said highwater mark.

TOGETHER-with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO r
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of w

AND the party of the first part,in compliance with Section 13 of the Lien Law, hereby covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply 1�
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
